Tile & Grout Cleaning
Grout lines cut back to their real color under pressure, then sealed.
Grout is porous cement. Mopping moves dirty water across it and leaves the soil in the lines to dry, which is why a floor can be mopped weekly and still get steadily darker for years. The fix is not more scrubbing — it is heat, pressure and a contained rinse that lifts the soil out of the pores rather than spreading it.
Dry time
Walkable in 30–60 minutes. Sealing, if chosen, is a second visit or a later slot the same day.

The method
Step by step, and why each one matters.
Any of these can be skipped to save fifteen minutes. Skipping them is the difference between a clean that lasts a year and one that lasts a month.

Protect
Baseboards, cabinet kicks and any adjacent carpet get masked before the pressure tool comes out.
- 02
Pre-treat
Alkaline cleaner into the lines, with enough dwell to soften what is in the pores.
- 03
Agitate
Mechanical scrub on the lines. Chemistry alone will not lift set-in soil from cement.

Rinse under pressure
A spinner tool floods and recovers in one pass, so the soil leaves the room instead of drying back into the grout.
- 05
Seal
A penetrating sealer keeps the next two years of spills on the surface. Applied only once the grout is genuinely dry.
