What moves the price, and what never does.
These six things genuinely change how long a job takes. Nothing else should, and nothing gets added to your bill on the day without you agreeing to it first.
How big the rooms actually are
A "room" in this trade usually means up to about 250 square feet. A great room that reads as one space can be two or three of those, and an L-shaped area counts as what it measures, not what it is called.
How soiled it is
Light maintenance cleaning and a heavily soiled traffic lane are different amounts of work. Heavy soil needs longer dwell, more agitation and slower extraction passes.
The fiber and the construction
Wool, viscose and natural-fiber backings need gentler chemistry, cooler water and more careful drying than a synthetic. That is time, not a surcharge.
Pet damage, and how deep it went
Surface treatment is straightforward. Urine that has reached the pad or the subfloor is a different job, and we will tell you which one you have before we quote it.
Stairs, and how many
Stairs are priced per flight because they are slow, physical and cannot be done with a wand the way an open floor can.
Access and parking
Hose runs have limits. A third-floor walk-up or a long run from the street takes longer to set up, and we would rather say so than pretend it does not.
What never moves it
A "protectant upgrade" you did not ask about. A deodorizer applied and then billed. A price that changes because you happen to live in a nicer postcode. A discounted headline rate that quietly becomes three times as much once the technician is inside. If any of that happens, you have hired the wrong company.

The price you are told is the price you pay
You get a firm number before anything is unpacked. If the job turns out to be bigger than it looked, that is our problem, not a change order. Nothing is added to your bill that you did not agree to in advance.
If a spot comes back, so do we
Some stains wick up from the backing a day or two later. That is normal and it is fixable. Call us within 14 days and we will come back and re-treat it at no charge.
Not happy with a room? It is free
We will re-clean it. If you still are not happy after that, you do not pay for that room. No argument, no form to fill in.
We will tell you when not to buy
If a carpet is delaminated, a rug will not survive a wash, or a floor needs refinishing rather than cleaning, we will say so and walk away from the sale. Being told the truth once is worth more than a job we should not have taken.
